Inherited property for sale at 203 S. Goodpasture Livingston, TN 38570. So I found out that the city changed the address to 204 S Goodpasture. Large commercial property in the town of Livingston, TN (Overton county)a triple A rated county. The town of Livingston is the county seat. It is 20 miles north of Interstate 40 and 1 block north of town square and one block east of town Square just off highway 111, close enough to hear the annual bluegrass festival. This commercial property consists of half a city block. A large cinder block building is 7500 square feet inside not counting the large loading dock that’s 150 foot long. The building has steel roof trusses the building needs a complete new roof. These trusses are on 16 foot centers. This building was set up for three phase power the transformer is still on the pole.
The building was originally two floors, but due to water damage from holes in roof most of the second wood floor has collapsed into the basement. A lot of the debris has already been removed. The basement has 7500 square foot concrete slab, from the floor to the bottom of the steel trusses is 20 feet tall, so if you want to you can install high pallet shelving. Just left of the main basement entrance is a concrete safe room on the second floor. The original safe door was replaced with a steel face door. At the same end of the building office space could be built next to the safe to supervise the workers below. This building was originally the farmers CO-OP building. The large loading dock would make loading and unloading easy if a ramp was built to unload into the basement. The front of the building has three large windows, one large garage door, another garage door that had a pair of doors installed, and the main door that went into the office area. The roof trusses also cover past the dock so the dock could be enclosed for extra storage. This building still has debris in it that will need to be removed by the buyer. This building is being sold as-is. This property is within ten miles from Dale Hollow Lake world renowned for its great fishing and also great hunting hunting in the area , the lake borders the Kentucky and Tennessee shoreline. $25,000 OBO property taxes are prorated at time of sale and will need to be deducted from the sales price. This property was inherited by myself and my three sons I request 4 cashiers checks to the owners after taxes have been accounted for to cover everyone’s 25% share. Taxes are low $250 per year but will be reevaluated after building is rebuilt. There are no liens on the property. There’s high quality labor available in the county.
The new owners will need to be ready to start repairing immediately. The building is dilapidated on the inside but with a new roof and fresh paint it would look like new on the outside. Steel decking with spray on insulation is the most affordable and longest lasting way to repair the roof. There’s a family friend in the area that can clean it out for $2000 with you paying for the rental of a bobcat and him having salvage rights to what’s left there. Also for $1000 more will remove remaining roof and haul it away.
